Unless otherwise advised and subject to a members’ resolution in general meeting, that is our current intention. However, we would only proceed once; 

 

  • we had carried out a thorough review of the heating system with the support of all appropriate professional and technical advice;

  • that review had formed part of an overall comprehensive plan for the restoration works at Northwood Hall;

  • we had established that the proposed approach is cost effective;

  • the result of that review was a recommendation to proceed with the alternative approach which was then adopted by the board of directors; 

  • and most importantly, the majority of the participant leaseholders voted to support adopting that approach.

 

As pointed out above and on numerous other occasions, the freehold proposal will introduce corporate democracy to Northwood Hall. The Articles require that any expenditure over £500,000 must be approved by a special resolution of the shareholders. 

 

The key point to note is that irrespective of your individual view as to which approach in the corridors is preferable, the approach that will be actually adopted will be one supported by a majority of the participant leaseholders. Therefore you can support the enfranchisement secure in the knowledge that whatever happens in the corridors will be supported by the democratic will of the participant leaseholders.

 

It is for this reason that the demand by Chris Higgins (of the NWHLG Committee) that we provide a full engineer’s report, cost calculations and inspections in order to justify our intention to adopt the alternative approach, are misconceived. 

 

We completely agree with Mr Higgins that these are needed. It is a great pity that neither the RTM company nor Maunder Taylor took the trouble to get them. The RTM company just took the plunge blind and Maunder Taylor followed suit.

 

Before embarking on any scheme the freehold company will have all those things in order to be able to make a recommendation to leaseholders on how to proceed. If we don’t, then we will neither deserve nor get the necessary support from participant leaseholders.
